Energy audits · Property, building & facility condition

Understand the condition.
Choose the next step.

Where is energy going? What needs repair? Which improvement should come first? I help you understand the assessment, evidence and follow-through each question needs.

For owners, facility teams, energy professionals, assessors and people learning these disciplines.

Choose the right starting question

Know what each assessment answers.

These assessments can complement one another. Agree on the systems covered, inspection depth, analysis, deliverables and intended decision at the start. Property, building and facility condition assessments can overlap; the agreed scope defines what the review will cover.

What each assessment helps you understand
AssessmentThe question it supportsTraining focus
Energy auditHow does the building use energy, and where could performance improve?Utility information, operating patterns, site observations, improvement options and the assumptions behind savings estimates.
Property condition assessment PCAWhat physical conditions and potential costs matter to the property decision?Condition observations, available records, reported deficiencies and repair or replacement cost opinions. ASTM E2018 provides a baseline PCA framework.
Building condition assessment BCAWhat is the condition of this building and its systems?Documenting defects, remaining-life assumptions, priorities and the level of investigation agreed for the building.
Facility condition assessment FCAWhat maintenance and capital work should we plan across the facility?Connecting condition information for buildings, site assets or infrastructure with repair priorities and capital planning.

Learn the audit process.

Explore ASHRAE Standard 211 and energy audit Levels 1, 2 and 3. Match the depth of investigation and analysis to the decision, then communicate costs, savings assumptions and uncertainty clearly.

Keep improving after the report.

Connect audit findings with existing-building commissioning (Cx): checking how systems perform against current requirements. Keep checking performance over time through ongoing Cx. Use monitoring-based Cx to guide investigation with reliable meter and system data, verify improvements and support continued optimization.
